The Usual Order of Things
From LIsting to Closing

  • A listing agreement is signed by you and your Ivy K Realty agent. The listing is submitted to the local Multiple Listing Service where it is published on the MLS computer and in the MLS book
  • Our "For Sale" sign is placed on your property and advertisements are run. Information sheets are prepared and a brochure is printed
  • Open houses are scheduled and held for agents and the public to preview, if needed
  • When an offer is written, it will include the offering purchase price, earnest money deposit, personal property included in sale, and the buyer's promise of down payment, loan amount(s), and time to perform
  • The offer is presented to you. You may accept or counter the offer
  • Escrow will be opened for you
  • Loan application is made and submitted for your buyer
  • The buyer makes his inspections and any contingencies are removed
  • The property is appraised
  • The loan is approved and contingency is removed
  • Escrow instructions are given, insurance is arranged, loan papers are drawn and sent to the title company, closing documents are drawn, buyer's funds are made available
  • You, the seller, and the buyer each sign papers. Buyer deposits money with the escrow company
  • The loan is funded. Title changes hands (close of escrow)
  • The buyer gains possession of the property
